Deposit Protection and Fixed Date Stamp Checklist

To protect your deposit, the contract alone may not be enough. Before signing, check the rights relationships using the certified copy of the property register (등기사항증명서), and after moving in, confirm the handover of the home, your resident registration or, for foreigners, the residence-related reporting, the fixed date stamp (확정일자), and whether you are subject to jeonse/monthly-rent reporting (전월세신고).

Under the Housing Lease Protection Act (주택임대차보호법), the requirements and order of opposing power (대항력) and priority repayment rights (우선변제권) are important.
