Licensed Real Estate Agents and Foreign-Language Brokerage

Even a brokerage that offers foreign-language service does not guarantee a safe contract. You must check for yourself the agent's registration as a licensed real estate agent (공인중개사), the property confirmation and explanation document (중개대상물 확인·설명서), the brokerage fee, the property registration, prior-ranking rights, and the identity of the contracting parties.

• Check the registration information of the brokerage office and the licensed real estate agent.
• Receive the property confirmation and explanation document, and get translation or interpretation help for any items you do not understand.
• Cross-check the address, owner, deposit, monthly rent, and maintenance fee on the certified copy of the property registration (등기사항증명서) against the contract.
• The brokerage fee can vary by region, transaction type, and amount, so confirm it before signing the contract.
• Do not judge safety based only on phrases like "foreigner specialist," "global," or "English available."

• "Can I trust this agent?"
• "If they specialize in foreigners, they're safe, right?"
• "How much should the fee be?"
• "Is it okay to just hear an explanation instead of the contract?"

The questions above require checking the registration information, the contract, the property registration, and the brokerage fee standards.
