Overview of Housing Types

Housing in Korea comes in many forms, such as wolse (월세, monthly rent), jeonse (전세, lump-sum deposit lease), banjeonse (반전세, partial jeonse), goshiwon/one-room (고시원/원룸), share houses, company/school dormitories, and residences. Even housing with the same name can differ in its contract, registration, address registration, deposit protection, maintenance fees, and move-out rules, so we do not fix price tables or recommendation rankings.

• Check whether the party to your contract is the owner, the lessor, an operating company, or a school/company.
• Check the certified copy of the registry (등기사항증명서), the deposit, the monthly rent, maintenance fees, utility bills, early termination, restoration to the original condition, and whether deposit guarantee insurance is possible.
• Check whether the address is one where you can file a move-in report (전입신고) or report a change of residence for foreigners.
• Lodging businesses/dormitories/shared housing may have the Housing Lease Protection Act applied differently, so check the contract first.
• If a dispute arises, use the Housing Lease Dispute Conciliation Committee (임대차분쟁조정위원회), the Korea Legal Aid Corporation (법률구조공단), or consultation with your local government office.
